The lesson

What We Don't Do (and Why)

  • No billboards, magazines, newspapers, flyer boxes, or radio ads on a Choice Homes listing. The one line reason: it doesn't get you showings. These channels put the agent's face in front of people, not the house in front of buyers, and print goes stale before anyone even reads it: the price or the market can change and a magazine cannot be reprinted.
  • Flyer boxes and automated hotlines remove the salesperson from the sales cycle. Hand a buyer every detail with nothing left to ask, and a wrong assumption (three bedrooms when they need four) ends their interest before the agent ever gets a chance to correct it or sell what is actually there.
  • The digital replacement for the old flyer box is the Instant Access sign. A buyer scans the QR code, stays anonymous, and texts a keyword that connects straight to the inside sales team instead of just driving off with an incomplete picture of the house.

The Hotel Bed Baseline: What Every Agent Should Provide

  • The 'what every agent should provide' column carries an asterisk on purpose. Agents should do these things; not all of them actually do. Open houses get skipped constantly, and some 'dedicated' phone lines are really just an answering service.
  • MLS syndication to Zillow, realtor.com, and homes.com is not a special service. Any agent's IDX fed website mirrors the MLS automatically, so 'we get you on hundreds of websites' is one keystroke, not a differentiator worth paying for.
  • The baseline metaphor: reciting this list to win a listing is like a hotel congratulating a guest because the room has a bed and sheets. Of course it does. That is the floor, not a reason to hire anyone.

The Ten Exclusive Listing Offerings

  • Professional photography, video, and drone by Studio12: scroll stopping content, and always a real twilight shot, never a digital twilight fake.
  • Six figure marketing budget spent on targeted digital and social ads, never billboards. How we say it: if someone whispered they were thinking about moving to Chattanooga, the algorithm heard them, they are going to see our ads.
  • Complimentary home warranty for the life of the listing: keeps systems fixable so a dead HVAC cannot blow up a closing, and turns a covered repair (HVAC, plumbing, or electrical inside the walls) into a small service fee instead of a full replacement bill. Show the brochure; never promise coverage from memory.
  • Full service concierge support team: the operations department plus the weekly Tuesday update. How we say it: the most expensive thing in a transaction is a missed deadline, and that will never happen with us.
  • Instant Access signage: the QR coded sign that lets a buyer stay anonymous and text a keyword straight to the inside sales team, answered seven days a week.
  • Red Carpet Rollout and Grand Opening Weekend, never called a plain open house. How we say it: would you want the red carpet rollout, or would you rather go straight to DVD like everybody else in town?
  • Maximum Profit Negotiation Process: price, terms, and repairs worked through the 3 Buckets framework, so a strong sale price does not get quietly handed back during repair negotiations.
  • Velvet Rope Showing and Feedback Process: pre-showing outreach asking buyer's agents what would help their client make an offer, paired with a first weekend offer deadline that manufactures urgency.
  • Cancel Anytime Guarantee. How we say it: at no point am I going to ask you to trust me and sign a year long contract.
  • Love It or Leave It: if the buyer has to sell within 365 days of closing, we list it again for no listing side commission. It works as a selling point for buyers as much as for the seller sitting in front of you.

Tie-Downs and Trial Closes Through the Walkthrough

  • Tie downs run the whole deck: does that make sense, is that fair, you with me. They keep the seller engaged instead of silently reading ahead of you on the page.
  • Never close the marketing walkthrough by asking what questions do you have. If the deck did its job there are none, and the question just invites manufactured hesitation. Say isn't that great, and move straight into the programs.

Drawing the Timeline

  • The timeline is drawn live in three phases, not read off a printed page: pre-market, live through Grand Opening Weekend, and under contract to close.
  • Phase 1, pre-market: no showings yet. Seven to fourteen days is the real target, thirty is the ceiling. This window finishes professional photography, builds a buyer waiting list with coming soon ads, and gives the seller time for last touch ups. The listing must hit the MLS within 24 business hours of the effective date, so the window is planned backward from that date.
  • Phase 2, live date through Grand Opening Weekend: listings launch on Thursday because online search traffic for listings peaks Wednesday night into Thursday. The weekend builds to a neighborhood invited open house, with offers held to a set deadline, often Sunday night or Monday, so even a single offer tends to improve rather than get accepted on the spot.
  • Phase 3, under contract to close: the concierge team keeps every party (buyer's agent, lender, appraiser, title, inspector) moving on the same timeline so no deadline slips. How we say it: everything up to the under contract line was to capture the money; everything after is to keep it.
