The lesson

Running the Gauntlet

  • Full presentation run-through, pre-frame through close, interrupted mid-flow with objections. The point is testing whether transitions survive contact, not whether lines are memorized in isolation.
  • There is no single correct script for the listing presentation. Training treats it as bare-bones essentials plus the agent's own words, since agents lean on different parts of the pitch depending on the seller's specific situation.
  • Interruptions land on purpose at the seams (mid-tour, mid-pricing, right after a program is introduced) because that is where agents lose the thread and where real sellers actually push back.

Transition Craft: Discovery, Pricing, Programs

  • The discovery-to-pricing pivot needs an explicit, even loose, seller acknowledgment that money is the real variable before the agent breaks down the market. The sequence matters more than the exact wording used to get there.
  • Vague terms like financial sense and fair lower resistance without committing the agent to a number, because they mean whatever the seller decides they mean.
  • The three-doors self-select tool (curious about the price opinion, ready for the agent to leave, or working to a personal timeline) hands the next move to the seller instead of forcing a direction, and it pre-names objections before the seller has to raise them.
  • Pricing always leads programs: price gets anchored through the three truths and a chosen strategy first, and comparables come out only after a strategy is picked, so the seller's read on value never rides on what the agent charges.

Guaranteed Sale Openers

  • The 2026-04-06 session teaches introducing Guaranteed Sale as a possibility before commission becomes a sticking point, not as a rebuttal held in reserve for after an objection lands.
  • The opener reframes the whole commission conversation: instead of negotiating a discount, the seller hears a scenario where the agent absorbs the risk if the sale falls short of the agreed number.
  • The bar the session sets is delivery that sounds conversational and earned rather than read off a script. A program built on removing the seller's risk falls flat the moment it sounds rehearsed.

Reading the Room Under Pressure

  • The first sort under pressure is always objection vs condition, tested by whether it can be overcome: yes means objection and gets a handler, a genuine external constraint means condition and gets paperwork built around it instead of pressure.
  • The Ziglar Five (no need, no money, no hurry, no desire, no trust) is the fast way to name what is actually driving an objection before responding to it.
  • The warm release exists because pushing a handler after an explicit brush-off turns mild disinterest into a hostile no. Mild hesitation still gets worked; an actual told-you-to-leave moment gets a warm exit instead.
  • The warm release keeps the relationship alive: leave on good terms, ask to be the first call if the current plan falls through, and treat the appointment as a future referral rather than a closed door.
  • The walk-away close is a genuine offer to leave, not a bluff. Telling a seller plainly that the agent will pack up on a real no lowers the seller's guard, because they stop feeling cornered and start trusting the agent is not just chasing a signature.
  • This module is the direct tune-up for the live pitch-off: the presentation is scored on an 11-section rubric, but three kill-shots (nowhere-to-run, triple threat, and pricing) carry outsized weight, so gauntlet reps should over-index on those three seams before polishing anything else.

The rep

Run a complete presentation with a partner, pre-frame through close. The assessor interrupts three times with a mix of objections and conditions: one at the discovery-to-pricing seam, one right after a program (including Guaranteed Sale) is introduced, and one more anywhere in the back half. Close with a genuine walk-away attempt.

Done when: The partner confirms all three interruptions were correctly sorted as objection or condition, each was handled or released without losing the thread back into the presentation, and the walk-away close read as a real offer to leave rather than a pressure tactic.
